To help make your stay smooth and enjoyable, we’ve outlined a few key terms below. Take a moment to look them over before settling in.

1. Reservation Requirements

A valid reservation requires an adult (25 or older) to be the primary guest on the booking. This guest must provide accurate contact information and agree to all policies listed here. Ocean Series Vacation Rentals reserves the right to cancel reservations made under false pretenses.

2. Payments & Deposits

A deposit or full payment is required at the time of booking, depending on the home and travel dates. Any remaining balance is due by the deadline noted during checkout. Failure to make payments on time may result in cancellation without refund.

3. Cancellation Policy

Guests may cancel their reservation as long as they follow the timeline outlined at checkout. Refunds, if applicable, will be issued according to that schedule. Travel insurance is strongly recommended; Ocean Series Vacation Rentals is not responsible for weather, illness, or other unforeseen travel disruptions.

4. Check-In & Check-Out

Check-in begins at 4:00 PM, and check-out is 10:00 AM unless otherwise specified. Early arrivals and late departures are not guaranteed and must be approved in advance. Unauthorized late check-outs may result in additional fees.

5. Property Use & Occupancy

Each property has a maximum occupancy limit that must be respected at all times—including day visitors. Events, parties, weddings, or large gatherings require written approval from Ocean Series Vacation Rentals. Violations may lead to immediate eviction without refund.

6. Age Requirement

The primary guest must be at least 25 years old and stay at the property for the entire reservation period. Identification may be requested to verify age.

7. Damage, Security Deposit & Accidental Damage Program

Guests are responsible for any damage to the property or its contents during their stay. Some homes include an accidental damage protection fee; this covers unintentional damage up to the stated limit. Intentional or negligent damage, as well as missing items or excessive cleaning, will be charged to the guest.

8. Housekeeping & Maintenance

The home will be professionally cleaned before arrival. Daily housekeeping is not included unless specified. Please report maintenance issues immediately so they can be addressed promptly. Refunds are not provided for temporary disruptions to amenities (such as internet, pool heaters, appliances, or utilities).

9. Pets & Service Animals

Some homes allow pets with prior authorization and a non-refundable pet fee. Unauthorized pets may result in eviction or additional cleaning charges. Legitimate service animals are always welcome in accordance with applicable laws.

10. Smoking & Vaping

All properties are non-smoking. Smoking or vaping inside the home or in prohibited areas will result in additional cleaning and deodorization fees.

11. Pools, Hot Tubs & Safety Rules

Guests using pools, spas, decks, or outdoor equipment do so at their own risk. Children must be supervised at all times. Tampering with equipment such as heaters or covers may incur repair fees.

12. Noise & Neighborhood Respect

Quiet hours are typically from 10:00 PM to 7:00 AM, though local regulations may vary. Please respect neighbors and community rules. Excessive noise, disruptive behavior, or law enforcement visits may result in eviction with no refund.

13. Weather, Beach Conditions & Natural Events

Ocean Series Vacation Rentals does not offer refunds for weather-related issues, beach closures, or natural conditions such as seaweed, storms, or construction noise. In the event of a mandatory evacuation, applicable refunds will be issued per local emergency orders.

14. Personal Property & Liability

Guests are responsible for securing their belongings. Ocean Series Vacation Rentals is not liable for accidents, injuries, loss, or theft occurring on the property. Guests agree to use the home and its amenities safely and responsibly.

15. Provided Amenities

Homes include basic starter supplies such as soap, toilet paper, and detergents. Guests may need to purchase additional items for longer stays. Amenity offerings vary by property; availability is not guaranteed.

16. Lost & Found

Items left behind will be held for a short period. Shipping costs and handling fees apply for returning lost items. Ocean Series Vacation Rentals is not responsible for lost or unclaimed belongings.

17. Compliance With Laws & Community Rules

Guests must follow all federal, state, and local laws, along with any HOA or community guidelines relevant to the property. Violations may result in additional charges or removal from the property.

18. Modifications to These Terms

Ocean Series Vacation Rentals may update these policies at any time. The terms in effect at the time of the reservation will apply.
